20 Point checklist for a Faster sale

No one can keep their home in "Model Home" condition at all times and they shouldn't be expected to. Hopefully with my checklist, we will be able to prepare your home for sale and highlight its best features. These are things I have found make a difference to most buyers.

You never get a second chance to make a good first impression. |
| Lawns and Yard: |
Remove clutter, keep grass, hedges, and landscaping trimmed. |
| Front of House: |
Paint, fix or wash railings, steps, screens, eaves and especially the front door. A fresh coat of paint on the front door really makes a difference. |
| Other Exterior: |
Paint, fix, or clean side or back door, gutters and/or eaves. Wash windows. |
| Garage: |
Straighten up and clean out if needed. |
| Plumbing: |
Repair dripping faucets, leaky toilets. |
| Heating/Cooling: |
Clean exterior unit if applicable, replace or clean filters and vents. |
| Lights: |
Replace all burned out bulbs and faulty switches; clean light fixtures. |
| Halls and Stairs: |
Remove any clutter to give wide appearance. |
| Hardware: |
Oil hinges, tighten knobs and faucets. |
| Kitchen: |
Stove, refrigerator, and sink should be spotless and the workspace clear. |
| Bathrooms: |
Neat, spotless and fresh - especially the tub and/or shower area. |
| Closets: |
Untidy or overcrowded closets suggest inadequate storage space. |

Dust, wash, paint, and fix all defects as required. |
| Other Ideas: |
Consider the feeling of spaciousness - store unneeded items to "enlarge room size".
Most buyers feel uncomfortable in someone else's home. Children, pets and adults can keep buyers from feeling at ease while they look through a home. If possible, it is best to be out of the home for showings.

For showings, please turn on all lights, or allow us to turn them on.
If possible, open drapes during the daytime to give rooms a bright airy look. Strong cooking, smoking or animal odors can ruin a sale. Try to make sure your home is fresh for showings.
